Inside Frisco’s Growth

Frisco’s Next Chapter: Inside the 2026 Development Summit

There’s a phrase we hear often in Frisco: this is a transformative year.
And somehow, each year, it’s still true.

At the 2026 Frisco Chamber Development Summit, one thing became clear: Frisco isn’t slowing down. It’s evolving. With billions in active development, a strong pipeline of corporate interest, and visionary partnerships shaping what’s next, the momentum is not just continuing… it’s accelerating.

A City That Continues to Outperform

Gloria Salinas, Frisco EDC

Frisco’s growth story isn’t happening in a vacuum. Nationally, developers are facing high interest rates, rising construction costs, and economic uncertainty. Yet here in Frisco, the outlook is different.

As shared by the Frisco Economic Development Corporation, the city continues to outperform both regional and national office markets.

  • $2 billion currently under construction
  • 10 cranes across the skyline
  • 24 companies actively considering relocation or expansion
  • Potential for 18,000 new jobs

Perhaps most telling: 60–70% of companies are choosing Frisco without incentives.

That speaks volumes about the strength of this market, and the confidence businesses have in Frisco’s future.

The Opportunity Ahead: A Growing Demand for Office

With opportunity comes a challenge.

Frisco currently has only about 350,000 square feet of available Class A office space, while demand from the pipeline exceeds 3 million square feet.

That gap is shaping the next phase of development, and reinforcing a major shift:

Frisco’s next generation of growth will be driven by office and employment, not just residential expansion.

Transformational Projects Taking Shape

Three major developments highlighted at the Summit are helping meet that demand—each bringing a distinct vision to Frisco’s landscape.

FC Dallas + Toyota Stadium Transformation

A reimagined stadium experience is underway, designed for year-round activation, not just game days.

  • New shaded seating and expanded fan amenities
  • Multi-level clubs and hospitality spaces
  • Mixed-use development including office, hotel, and retail
  • Intentional connectivity to surrounding districts like the Rail District

This isn’t just a renovation; it’s a shift toward a true sports and entertainment district.

The Mix

Located along the Dallas North Tollway, The Mix is turning a long-standing site into a high-density, walkable destination.

  • 2M+ square feet of office
  • 375,000 sq ft of retail
  • Nearly 3,300 residential units
  • Two hotels and 20 acres of open space
  • Texas’ largest underground parking structure (in progress)

Phase one is already underway, with major tenants, including Whole Foods, on the horizon.

Firefly Park

A 217-acre master-planned development focused on experience, design, and long-term livability.

  • High-rise and mid-rise residential
  • Boutique hotel with a distinct identity
  • 130,000 sq ft of retail and restaurants
  • 45 acres of park space with trails, lakes, and programming
  • Unique features like a lakeside chapel and community gathering spaces

Firefly Park leans heavily into lifestyle, creating a place where people don’t just visit, but stay, connect, and return.

A Flywheel Effect in Motion

One theme echoed among all panelists: success in Frisco is shared.

These developments aren’t competing; they’re complementing each other. Each project adds to a larger ecosystem that attracts residents, visitors, and businesses alike.

People don’t come to Frisco for just one destination; they come for the experience of the entire city.

From major events like the FIFA World Cup and PGA Championship to everyday amenities, Frisco is building a place where activity feeds activity, and momentum builds on itself.

Experience Matters More Than Ever

Retail, hospitality, and residential trends are shifting, and Frisco is leaning into it.

Today’s consumer is looking for:

  • Unique, curated retail experiences
  • Walkable environments
  • High-quality, design-forward living spaces
  • Destinations that offer more than just convenience

As one panelist shared, the goal isn’t just to fill space; it’s to create places people want to be.

Designed for Connection

While Frisco continues to grow geographically, developers are prioritizing connection within each project:

  • Walkable districts
  • Integrated open spaces
  • Trail systems linking developments
  • Thoughtful parking and access strategies

The goal is simple: once you arrive, you can stay, explore, and engage.

What Comes Next

Timelines are moving quickly:

  • Stadium upgrades debuting this fall
  • Retail and office spaces delivering over the next 12–24 months
  • Major mixed-use phases rolling out through 2027 and beyond

And with 10 million square feet of office space projected over the next decade, Frisco is positioning itself as a major employment hub for North Texas.

The Bigger Picture

What sets Frisco apart isn’t just growth; it’s how that growth happens.

It’s the collaboration between public and private partners.
It’s the intentional planning behind each development.
And it’s a business community that continues to invest, adapt, and lead.

Because in Frisco, growth at this scale doesn’t just create change, it creates opportunity for everyone.
